Purchasing a Home in the Right Order

  • To start, thoroughly complete the loan application and fill out all pertinent information (credit, income, assets) so we get an overall view of yoursituation to identify your goals.

    Secondly, upload your documentation (see list here) to our secure cloud-based file sharing portal, so we can calculate all the specific details pertaining to your credit, income, and assets to prepare for our one-on-one discussion.

    Lastly, schedule a meeting with a Home Quest Lending professional to go over all your loan options in-person. Call 801-806-0680.

  • If you weren’t referred by one of our valued real estate partners, we will pair you with an experienced real estate agent that’s familiar with your area. If you find a home, you have the confidence to make an offer because you went through the entire approval before you started looking. You already know the numbers (down payment/monthly payment) and what’s coming up in the future while you’re under contract. Buying a home can happen in as little as 3-4 weeks depending on your deadlines.

  • Once you have a home “Under Contract,” we prepare a loan application tailored to your specific property (exact property taxes, loan amount, purchase price) which you e-sign. Since we’ve already gathered your info, we submit the file to underwriting shortly after you sign. We’ll be ready with a list of conditions needed before we order the appraisal

  • After you’ve negotiated any repairs, we order an appraisal, which can take up to 7-9 days to receive. We make sure that you order this well before your appraisal deadline, so your earnest money is protected. While we wait for the appraisal, we submit your approval conditions and wait for underwriting to sign everything off, so we can close.
